The market’s potential has led the company to splitting its activity to two directions, materialized eventually in freestanding businesses. 

The first is represented by the investment in the A class office building with commercial spaces for different ranges of activity: software, insurances, renewable energy, medical activities and business development.

The second direction of the business was materialized through the development of a logistics park situated in a strategic zone of Brasov, the optimal solution for the business development or relocation, mainly targeting clients with logistics activities.

We asked Mr. Romica Tatu, Development Director of Ra-Ra Group, about the company’s evolution on the market and about the specific details of the real estate sector in Brasov.


What is the brief history of your group of companies and how did it influence the office and industrial market by present?

We opened the Logistics Park in 2010, having as our first client Inter Cars Romania-the main player on the auto spare parts market in Romania, which rented more than 50 pct of the available area for a period of five years; investments continued by developing the zone of multifunctional buildings with modern offices and connected activities. 

Therefore, in 2013, we implemented a new concept of A class offices, built in accordance with the quality standards imposed by the market, having as proof the attraction as partners of international companies such as ING Asigurari de Viata (currently NN Asigurari de Viata Romania), International Health Care, Bit Software.


What are the main clients of your project? Are they mostly multinational companies or local firms?

The tireless involvement of the team, being open to expansion and driven by performance brought our company as partners both international companies and Romanian companies, such as DTR Draxlmaier Sisteme Tehnice Romania, Duvenbeck Logistic, HTI International Romania, ITC Logistics Romania, Haemmerling Group Logistic, Vectra International, Greentech, Kronospan Romania, NN Asigurari de Viata, Repom, Bit Software.

 

What are the most interesting facilities offered by your office buildings to its tenants?

Apart being situated in an important economic hub of Brasov, in a zone easy to reach with public transport, the spaces are multifunctional, offering the possibility of partition and fit-out depending on the clients’ needs, with all technical features at European standards.

The office building has street access, parking places, non-stop surveillance, elevator and integrated air-conditioning system with fresh air intake. Together with our partners we found solutions for the arrangement of a bike parking and a smoking area.


What could you tell us about the Ra-Ra Group's team?

Starting from the initiative of committing to a structure of business support for the stimulation of the local sustainable economic development, Ra-Ra Group has constantly developed based on a dynamic team, young and homogenous, made of professionals entirely dedicated to the company.


What was your investment in development and fitting-out by now?

The main goal of Ra-Ra Group was to invest in the comfort of its partners, considering their demands.
The office buildings’ ground floor includes investments in facilities for medical and pharma activities. 
The upper floors include modern offices, designed for maximum comfort, where more than 150 employees are currently working, enjoying state-of-the-art finishes, air conditioning and natural light in a modern design.


Switching to your industrial real estate segment, what could you tell us about the area location of RA-RA Logistics Park?

The logistics park is situated in the industrial zone of Brasov, with fast access to national roads DN 1, DN 73A, to Brasov ring road (all directions), near the future Ghimbav Airport and, most of all, in the vicinity of the largest automotive manufacturers such as Autoliv Romania, Hutchinson, Draxlmaier, Duvenbeck Logistic, Vectra International, Inna Schaeffler, Hib Rolem, Farmexpert, Flenco Est Europe, Quin Romania, Losan, Holver, JF Furnire, Agricin.


What type of clients your project addresses and what areas are currently available?

The targeted clients are all those looking for well-equipped facilities, adaptable to different requirements, with easy access from the main roads of Brasov. 
We currently have 600 m2 available in the ground floor of the office building in Brasov, the space being already fit-out for a medical centre or pharmaceutical activity.
The space has auto and pedestrian access from Calea Bucuresti Blvd. and Saturn Blvd. All the existing amenities are new and correspond to the specific of medical and pharmaceutical activity, with proper flooring, air-conditioning and ventilation. The spaces allow modifications, currently featuring dedicated area for reception, laboratories, offices, locker-rooms, cafeteria, as well as other rooms with different destinations. The restrooms are modern, both for clients and for employees.

The space in the underground has several rooms which could be used for storage, for special conditions waste, as well as for other activities, having direct access from the street. In order to optimize the ground floor and the underground, apart the access on the stair case, there is a montcharge for the transportation of different loads.


Are there any real estate development plans your company already scheduled for the near future?

We have prepared over the years the infrastructure for developing BTS logistics spaces, for areas of up to 20,000 m2.


What is in your opinion the trend of the real estate market at local level, i.e. central Romania and mainly for the city of Brasov?

In recent years, due to the development of the automotive industry in Brasov area, the requests for the warehouse and production facilities have increased. 

For the central region, we expect a dynamic market in 2017, with new clients analyzing their market entry, as well as with existing clients considering relocation.
