The structure of CTPark Timisoara II consists in one facility of 15,000 m² that will be occupied by a strategic client, and two other spaces of 8,500 m² each, available for lease. The warehouses have been designed to meet CTP’s premium building and environmental standards: they will feature a 12 m clear height, which is the highest on the Romanian industrial stock, and allows clients to benefit from more storage or production space. Other important features are: insulation systems incorporating technologies that provide maximum energy efficiency; interior and exterior artificial lighting with new Smart LED technology, as well as illuminating hatches from the ceiling that will offer natural light. All materials used for the construction of the warehouses are provided by ISO certified suppliers. The quality of the materials and the buildings characteristics that exceed the standards of the market also reflects in the indoor temperature that is optimal all year long: 14-15 degrees in winter and 22 degrees in summer, in conditions of maximum energy efficiency. CTP, as a long-term owner of its buildings, implemented internationally energy efficiency and resource savings measures all across its portfolio, and CTPark Timisoara was no exception. Low emissions and the low use of harmful refrigerants place the warehouses high in the green industrial buildings ranking.

They wanted to expand their facilities in order to accommodate the needs of their growing business in the region. Another reason was the increasing of the demand in Timisoara area and the necessity for premium industrial and logistic spaces that are more than facilities for depositing merchandise! I notice with excitement that there is a clear upward trend on the logistics and industrial segment in Romania. The local market has a tremendous capacity to develop, especially if we take into consideration the figures: in Czech Republic, for example, there are approximately 400 m² of industrial space per 1,000 inhabitants, in comparison with Romania where the density is of 128 m² per 1,000 inhabitants. Timisoara, given its strategic geographical position and developing infrastructure, is instrumental for Romania’s development on the logistics as well as industrial segments, and our decision at CTP is to further develop our presence in that area“, stated Ana Dumitrache, Country Head of CTP Romania.

The existing CTPark Timisoara I was acquired in 2015 is currently fully leased by important names such as: Altex, eMAG and Soehner that occupy the warehouse distributed on 10,000 m². After the completion of CTPark Timisoara II, the park will totalize 32,000 m² GLA, of which 17,000 m² will be available for lease, CTPark Timisoara offers flexible space distribution starting with minimum 1,500 m² up to 8,500 m².

Located at 3 km away from the International Airport of Timisoara and very close to the A1 Highway to Arad and the Timisoara ring road, CTPark Timisoara II benefits from a perfect location for distribution, logistics and manufacturing companies, with direct access from National Road 6/European Road 70.
