Both large companies and SMEs with development plans are looking for new premises in which to carry out their production activity or in which to store materials, goods, stocks. Thus, the pre-leasing percentage is already 50% for Modulis, a new industrial park in Brașov developed by QUALIS Properties S.A.

Modulis represents a mix of storage and office spaces. The first phase of the project is set up on a plot of approximately 50,000 sqm, with a leasable area of 20,000 sqm structured in 10 halls. The project will continue with phase II, which will consist of 11 halls with a total built area of 22,000 sqm; storage and small production spaces will predominate, to which the temperature-controlled function will be added – a component influenced by current market requirements.

The dynamics of this sector of the real estate market, until July 2022, was an oscillating one depending on the economic context, and the total area of contracted storage spaces exceeds 10,000 sqm. The advantage of the 10 halls is the modular structure, and the available spaces range from 660 sqm to 2,000 sqm. Modulis tenants include Aquila - one of the main providers of integrated distribution and logistics services, Auto Total, Elit Romania and Red Service - companies in the automotive field and Global Hubb - a company in the top of distributors in Romania. All these businesses have approximately the same sets of requirements for the desired halls: new constructions, better facilities, strategic positioning, flexible surface, but also the perspective of the sustainable development of the respective businesses and even the surrounding community.

New industrial halls. Facilities and sustainable development

With each passing year, companies are more and more interested in the constructive solutions adopted by the developers of industrial parks or storage hall complexes, including the energy efficiency of the halls and the care for the environment reflected by the respective real estate projects.

Modulis is characterized by energy efficiency, numerous facilities and modularity. Such a degree of flexibility means adapting to the new paradigms emerging in the industrial and logistic fields. The project also integrates a renewable component, in the form of photovoltaic solar panels with an installed power of over 2 MWh, green energy necessary for the operation of the park. Rainwater will be collected through a system of dedicated gutters, and its storage in a reservoir will serve the irrigation system. The Modulis industrial park will integrate the largest fast-charge HUB for electric/plug-in hybrid cars in the country, with more than 20 fast-charge stations. All owners of such vehicles will have access, they can charge them using ultra-fast stations and green energy.
