At this special edition marking 35 years of Romanian real estate and the maturation of a market that grew alongside its leaders, the Excellence Trophy honored the companies and individuals who have redefined industry standards through innovation, responsibility, and major contributions to Romania’s urban development.

 

Congratulations to the winners of the Excellence Trophy – The LEGACY, who through their achievements have become benchmarks of excellence and inspiration for the entire industry:

 

Dedeman: The largest Romanian retailer of construction materials reached revenues exceeding 12 billion lei in 2024. Today, Dedeman operates a nationwide network of 64 stores, continually expanding with retail spaces ranging from 7,500 to 18,000 square meters and an offering of over 60,000 products.

 

The retail chain is only part of the Pavăl family’s business empire — one of the most powerful in Romanian entrepreneurship. Through Pavăl Holding, they have built a diversified portfolio and become a key investor in both the capital and real estate markets. Currently, they own office buildings valued at over €1 billion in Bucharest and Cluj-Napoca, totaling 356,600 m², and completed major deals such as the €380 million acquisition of seven CA Immo buildings.

Băneasa Project: Over the years, the northern area of Bucharest has become a prime location for high-quality living and business, hosting exclusive residences, major corporate offices, and one of the most important commercial and lifestyle hubs in Southeastern Europe.

 

Spanning 221 hectares, the Băneasa Project redefined the concept of integrated urban development, creating Romania’s first complete ecosystem: premium housing, Class A offices, luxury retail, educational infrastructure, and green spaces.

 

It successfully transformed an agricultural area into a leading economic and residential hub, with a total impact — direct and indirect — of €1.7 billion. Salaries generated by group operations and tenant activity between 2005–2024 exceeded €2.6 billion combined.

 

Now, 17 years after opening, it remains the most important name in quality retail space, attracting over 24 million visits annually.

Global Vision: More than 20 years ago, a young top manager in a multinational took the bold step of starting from scratch in a new field. Since then, his company has developed over 1 million square meters, primarily in logistics, becoming one of the leading players in the sector.

 

Following a €110 million portfolio transaction, the company pivoted toward a green energy division and launched its own investment platform, entering a new phase: evolving from a developer to a key orchestrator of Romania’s industrial ecosystem. Today, Global Vision stands as a model of excellence, ready to be replicated across Eastern Europe and even in America.

 

The trophy was accepted by Sorin Preda, Founder & CEO, Global Vision.

 

Bog’Art: A family business built from the ground up in the early '90s, Bog’Art has become Romania’s most prominent builder of iconic office buildings, completing 650 projects covering 3 million square meters. Very few top office buildings built in the last 20 years lack Bog’Art’s signature.

 

In 2023, the company surpassed 900 million lei in revenue and 100 million lei in profit. Recently, under the leadership of the second generation, Bog’Art has aligned its strategy with a shifting market — one increasingly shaped by major public investments and the need to build a greener future. As a result, new architectural and economic landmarks have emerged.

 

The trophy was accepted by Bogdan Doicescu, Group CEO, Bog’Art Holding Management.

 

Iulius Group: For over 25 years, a business born in the heart of Moldova has redefined urban centers in Romania with visionary mixed-use projects that combine retail, office, residential, and cultural experiences.

 

Iulius was the first developer to transform large-scale degraded historical or abandoned industrial areas into modern regional economic hubs. Today, it's present in four major Romanian cities: Iași, Timișoara, Cluj-Napoca, and Suceava.

 

The group’s investments exceed €1.2 billion, with two major new urban regeneration projects under development in Cluj-Napoca and Constanța, with an estimated investment of over €1.3 billion.

 

The trophy was accepted by Oana Diaconescu, Head of Leasing, Iulius Group.

 

One United Properties: Started by two young bankers, this company has become the most valuable real estate company listed on the Bucharest Stock Exchange. Beginning with exclusive residential projects, it expanded into multiple sectors, becoming a leading developer and investor in next-generation residential, office, and mixed-use projects in Bucharest.

 

By the end of last year, with revenues nearing 1.5 billion lei, the group had over 4,000 apartments, 22,000 sqm of office space, and 21,000 sqm of retail under development, with a gross development value of €1.5 billion. Growth continues to accelerate, with this year’s deliveries expected to match all previous years combined.

 

The trophy was accepted by Beatrice Dumitrașcu, CEO Residential Division, One United Properties.
