Lion's Head enters Romania's logistics market with landmark investment

 

Lion's Head Investments, a well-established investor and owner of prominent office buildings in Bucharest, is expanding its portfolio by entering the logistics development market. The company is committing 65 million euro to create the state-of-the-art Lion's Head Logistics Park in Southern Bucharest, specifically in Popești-Leordeni. This pioneering project represents Lion's Head's inaugural logistics development in Romania, underscoring the country's strategic importance in their regional expansion.

 

Key details of Lion’s Head Logistics Park

 

The ambitious Lion's Head Logistics Park will span over 85,000 square meters on a 15.6-hectare plot of land. The total investment for this expansive project is projected at 65 million euro. Works for the first phase have already commenced, with an estimated investment of 15 million euro. This initial phase is expected to be completed by Spring 2026, and notably, approximately 60% of its surface area is already under contract or in advanced negotiation stages with prospective tenants, reflecting strong market demand.

 

The investment is substantially supported by the International Finance Corporation (IFC), which has allocated 150 million euro to bolster Lion's Head's sustainable developments across Romania and Bulgaria, highlighting the project's commitment to high environmental and social standards.

 

Strategic vision and regional expansion

 

This new logistics park is a crucial step for Lion's Head in consolidating its presence in Central and Eastern Europe and building an integrated regional logistics platform. Following prior investments in the Bulgarian logistics segment, the group, through its representatives at AG Capital, has expressed a strong desire to further develop its logistics component in both Bulgaria and Romania, with future aspirations for investments in Poland.

 

Vladimir Gurdjieff, Group Director Logistics & Industrial Assets at Lion’s Head, emphasized Romania's pivotal role in their regional growth strategy. He stated, “Romania plays an essential role in our regional expansion. It is a significant market, excellently positioned between Western and South-Eastern Europe, with real potential to become an important logistics hub. For us, this development is not an isolated project, but an integral part of a strategy that connects economies, people, and sustainable investments.”

Strategically positioned in Popești-Leordeni, Ilfov County, between the A0 and A2 highways, the Lion's Head Logistics Park offers unparalleled connectivity. It will feature three modern warehouse buildings designed for flexibility, with unit sizes ranging from 1,500 to 40,000 square meters. These facilities will adhere to the highest international standards for technical specifications, ESG (Environmental, Social, and Governance) criteria, and operational cost optimization. All buildings within the park will achieve EDGE Advanced certification, ensuring high levels of resource efficiency.

 

The park is meticulously designed to cater to a broad spectrum of businesses, including light manufacturing companies, logistics providers, retailers, and e-commerce operators.
